All our room rates are inclusive of full Scottish breakfast and VAT at the current rate. Our tariff rates for the period April 2008 to March 2009 are as follows:
Please note that our rates are subject to change on the 1st April each year. We would ask you to kindly note that our check-in time is 2pm and check-out time is 11am. Please refer to our Offers Section for any special offers which we may have available throughout the year.

VAT is chargeable at the current rate.
Child Policy - we welcome children of all ages at Balbirnie. We are delighted to provide complimentary cots and we can arrange an extra bed in a room at a charge of £20.00 per bed per night, including full Scottish breakfast. All other meals are charges as taken. Please let us know if you would like assistance with booking a babysitter during your stay.
Tariffs may be revised without notice, but existing bookings will be honoured where rates are agreed, excluding VAT revisions.
Reservations must be confirmed in writing, or guaranteed with a credit card number.
Cancellations - any confirmed reservation will be subject to a cancellation charge if the reservation is cancelled within 7 days of arrival, unless the accommodation is re-sold. 100% of the total room rate will be chargeable.
